Why Savvy Foreign Investors Are Looking Past Cancún — and Landing in Oaxaca

If you’ve been watching Mexico’s real estate market you’ve probably heard the same names repeated. Los Cabos. Tulum. Puerto Vallarta.

Those markets have performed beautifully. But here’s what I’m seeing on the ground right now — the Oaxacan coast is quietly becoming one of the most compelling residential investment stories in Latin America.

I brought over two decades of real estate experience to this coast.  The pattern I’m watching today reminds me of what Tulum looked like ten years ago — except with stronger infrastructure, more cultural credibility, and a buyer profile that’s more discerning than ever.

So what’s actually driving it?

The UNESCO factor.

Oaxaca’s culture — its food, its indigenous art, its architecture — has earned global recognition that money can’t manufacture. That authenticity attracts a specific type of buyer: the traveler-turned-investor who wants a home that also earns. That buyer profile drives occupancy, which drives returns, which drives values.

Infrastructure catching up fast.

Huatulco’s international airport now connects directly to multiple US and Canadian cities. Puerto Escondido’s airport is expanding. The new coastal superhighway cut what was once a ten hour journey to three and a half hours. When access improves, values follow — every time.

Price per square meter is still at pre-discovery levels.

Beachfront and ocean-view properties on this coast are trading at a fraction of comparable assets in the Riviera Maya. That gap will not hold indefinitely. The same gap existed in Tulum before international media found it. National Geographic and Condé Nast both pointed to Coastal Oaxaca in the last thirty days.

For foreign investors this isn’t just a lifestyle play. It’s a timing play.

The legal structure for foreign ownership is straightforward and well established. The numbers work. The neighborhoods are still in the window where early positioning makes a meaningful difference.
