“I offer the following information regarding this unusual property in order to assist potential buyers in making a well-informed assessment of its features, especially those that are structural or otherwise not readily discernible. This information is derived from conversations with the original owner/builder, my own extensive work here, and my nearly 60 years of experience in all aspects of construction.
We purchased in 2011 after months of searching. One of the first things that caught our attention when we toured the property was the lack of any patch up work in the corners of walls, ceilings, doorways, and windows so prevalent in all the other older homes (this one being about 15 years old at the time) we had considered...also that the tile floors were absolutely pristine and devoid of any cracking or settling displacement. I learned from the owner that he was a retired geologist and, being very much aware that this area is seismicly active, he had chosen a very specific type of construction called EPS (expanded polystyrene panel system. Without getting too deep in the weeds of structural engineering, suffice it to say that EPS was developed specifically for construction on unstable earth such as permafrost, wetlands, desert sands, and areas that are prone to earthquakes. It creates what is called a "unitarian" structure that is incredibly strong and resistant to movement.
The building panels are also insulated (over 10 times the R factor of brick and mortar)keeping the interior cool in hot weather and easily heated in cold, along with excellent sound dampening. Also notable in aspects of the original construction that is not readily discernible (and not always the case in Mexico); the electrical was done with proper gauge wiring and and a high capacity service panel that provides plenty of circuits throughout.
