Huatulco or Puerto Escondido? A Practical Guide for Residential Investors

One of the first questions I ask a new investor is: what kind of experience are you buying into?

Because on the Oaxacan Coast, the two anchor markets — Huatulco and Puerto Escondido — offer genuinely different propositions. Neither is better. They just attract different investors with different goals.

Let me break it down honestly.

🌿 Huatulco

Huatulco is a planned resort town, developed under FONATUR (Mexico's national tourism fund) — the same body that built Cancún and Ixtapa. That planning shows. The bays are protected, the infrastructure is organized, the streets are clean, and the zoning is enforced.

For residential investors, that means:

• More predictable appreciation tied to a stable, regulated environment

• A growing community of full-time expat residents, not just seasonal visitors

• Strong short-term rental demand from eco-tourism and destination weddings

• Entry prices that are higher than other parts of the coast, but still far below comparable beach markets in Mexico

Huatulco appeals to investors who want security, ease of ownership, and a market that's already established — with room left to grow.

🌊 Puerto Escondido

Puerto Escondido is a different energy entirely. It's rawer, more bohemian, and has cultivated a fiercely loyal following among surfers, digital nomads, and travelers who specifically want to escape the resort experience.

For residential investors, that means:

• Higher upside potential, particularly in emerging neighborhoods like Bacocho and La Punta

• A younger, design-conscious buyer pool that values aesthetics and originality

• Short-term rental yields that can be exceptional for the right property

• A market that's earlier in its trajectory — which means more opportunity, and more due diligence required

Puerto Escondido appeals to investors with a higher risk tolerance and a longer horizon, or those who understand the lifestyle market deeply enough to buy ahead of the curve.

My take: If you want stability and ease, lean Huatulco. If you want upside and you're willing to do the homework, lean Puerto Escondido. And if you want both — there are corridors between them worth exploring.
